  • Client account information: information needed to provide our services, such as property access instructions, listing details, cleaner and vendor contacts, and billing contacts.
  • Guest information: when we support your listings, we may access guest names, contact details, booking dates and messages through booking platforms. We handle this information on your behalf, only to provide our services.
  • Payment information: payments are processed by third-party payment providers. We do not store full card or bank account numbers.
  • Website usage information: basic technical data such as browser type, pages visited and approximate location, collected through cookies or analytics tools.

2. How we use information

  • To respond to inquiries and provide quotes
  • To provide, manage and improve our services

Where a property owner gives us access to outdoor cameras, doorbell cameras or noise monitors, we use them only for guest support, safety and incident response. We never access indoor devices, and we do not separately record or share footage. Property owners are responsible for ensuring their devices comply with platform rules and applicable law.

6. Data retention

We keep information only as long as needed to provide our services, meet legal, tax and accounting requirements, and resolve disputes. We then delete or anonymize it.

7. Security

We use reasonable safeguards, including access controls, password-protected devices and limited, role-based access. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

8. Your choices and rights

You may ask us to access, correct or delete your personal information, or to stop marketing emails, by contacting us. Depending on where you live, you may have additional privacy rights; we will respond to requests as required by applicable law.

9. Children

Our website and services are not directed to anyone under 18, and we do not knowingly collect their information.

Part 2: Terms of Service

These Terms of Service ("Terms") apply to your use of comfortnesthosting.com and the services of Comfort Nest Hosting LLC ("Comfort Nest Hosting," "we," "us"). By using our website or services, you agree to these Terms. If you become a client, your signed service agreement also applies; if the two conflict, the signed service agreement controls.

1. Our services

We provide operations support for short-term rental owners, including guest communication, cleaning coordination, property inspections and property setup. We are not a real estate broker or property manager. Property owners keep full control of, and responsibility for, pricing, bookings, payouts, listings and their property.

2. Website information

Content on our website is general information only. It is not legal, tax, financial or real estate advice. Service descriptions, availability and service areas may change without notice.

3. Pricing and changes

  • Prices on our website are starting prices and exclude applicable taxes.
  • Final pricing is confirmed in a written quote or service agreement.
  • We may change our prices or services at any time. For existing clients, we will give at least 30 days' notice before a price change takes effect, unless the service agreement says otherwise.
  • Promotions and discounts may be changed or ended at any time and cannot be combined unless stated.

4. Third-party costs

Our fees cover our team's services only. Cleaning, supplies, furnishings, repairs, vendor services, photography, permits and licenses are paid by the property owner, either at actual cost or directly to the provider. We get your approval before any purchase.

5. Service availability and termination

  • We may accept or decline any request for service at our discretion.
  • We may suspend or stop providing services at any time, including for non-payment, unsafe conditions, illegal activity, platform rule violations, abusive behavior, or if continuing is no longer practical for us. We will give reasonable notice where possible.
  • Clients may end services as set out in their service agreement.
  • Local services are offered only in selected areas, which may change.

6. Owner responsibilities

Property owners are responsible for:

  • Holding all required licenses, permits and registrations, and following local short-term rental laws, HOA rules and lease terms
  • Maintaining adequate property and liability insurance
  • Keeping the property safe, legal and in good repair
  • Following booking platform rules, including rules on cameras and monitoring devices
  • Providing accurate information and timely decisions

7. Third parties

We work with booking platforms, cleaners, vendors and other third parties. We are not responsible for their actions, availability, policies, quality of work or failures, including platform outages or policy changes.

8. No guarantees

We do not guarantee bookings, occupancy, revenue, ratings, reviews, guest behavior or platform outcomes, including damage claim decisions.

9. Disclaimer of warranties

Our website and services are provided "as is" and "as available," without warranties of any kind, express or implied, to the fullest extent permitted by law.

10. Limitation of liability

To the fullest extent permitted by law:

  • We are not liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits, revenue, bookings or data.
  • Our total liability for any claim related to our website or services is limited to the fees you paid us for the affected property in the three (3) months before the claim arose.

11. Indemnification

You agree to indemnify and hold harmless Comfort Nest Hosting, its owners, team members and contractors from claims, losses and expenses arising from your property, your guests, your breach of these Terms or your service agreement, or your violation of any law or platform rule.

12. Intellectual property

Our website content, templates, processes and branding belong to Comfort Nest Hosting and may not be copied or reused without our written permission.

13. Acceptable use

You may not use our website to send spam, submit false information, attempt unauthorized access, or interfere with its operation.

14. Governing law and disputes

These Terms are governed by the laws of the State of Washington. The parties will first try to resolve any dispute through good-faith discussion. Any legal action will be brought in the state or federal courts located in Snohomish County, Washington.

15. Changes to these Terms

We may update these Terms at any time. The "Last updated" date shows the latest version. Continued use of our website or services means you accept the updated Terms.

16. General

If any part of these Terms is found unenforceable, the rest remains in effect. Our failure to enforce any provision is not a waiver.
